Swire Properties Limited (HKG:1972) Miami Expansion

Swire Properties Limited (HKG:1972), one of South Florida’s leading international developers of urban real estate, and retail co-developers Whitman Family Development and Simon Property Group, continue Brickell City Centre’s series of retail announcements with the newest selection of premier international luxury and contemporary brands joining its open-air shopping center. Leading UK retailers Ted Baker, a contemporary menswear and womenswear brand, and Agent Provocateur, a luxury intimate apparel brand, are among the mix of cosmopolitan stores set to open in fall 2016. The list also includes Italian linen apparel company 100% Capri and global footwear, apparel and accessories company Addict. Two additional European brands, French swimwear brand Vilbrequin and Monaco-based women’s jewelry merchant APM Monaco, round off the list.

Select stores will be strategically located throughout the street-accessible first floor of Brickell City Centre’s retail component, housing luxury brands. Others will open on the second and third floors, emphasizing premium and contemporary retailers along with a mix of beauty, home decor, jewelry, apparel and other stores. Brickell City Centre will offer a unique vertical shopping experience, a successful shopping model common in international cities and well-recognized by global travelers.

“Miami is one of the nation’s leading markets for international visitors, who contribute to approximately 70 percent of annual retail sales in the city,” said Debora Overholt, senior retail director at Swire Properties. “World-class international brands recognize the value of establishing a foothold at Brickell City Centre, which, in addition to visitor density, will feature a rare combination of density in residential and office traffic.”

This carefully curated selection of retailers at Brickell City Centre reaffirms Swire’s commitment to offering an unprecedented mix of domestic and international designers, both well-established and emerging, which will serve the international visitor, part-time resident, locals and professionals from the Brickell area.

“Miami’s retail market is seeing an increase in discerning shoppers, seeking to invest in high-quality products that will withstand time,” said Courtney Lord, vice president of leasing for Whitman Family Development. “We are envisioning Brickell City Centre’s retail component with these end users in mind, who will appreciate the high-caliber brands we’ve announced in the latest unveiling.”

“Brickell is on the forefront of a cultural evolution, transforming into a bustling metropolis to rival Manhattan,” said Sharon Polonia, executive vice president of leasing at Simon. “With a walk score of 90 and projects such as Brickell City Centre slated to increase the neighborhood’s walkability, leading retail brands are now congregating here to reap the benefits of Brickell’s urban makeover.”

The shopping center will seamlessly connect with Miami’s key transportation nodes. Swire Properties is incorporating a Miami Metromover stop that exits directly into the shopping center’s third floor to allow easy and convenient access. The shopping center will ease vehicle movement with an expansive two story underground carpark that traverses streets in the lower level.

These newly revealed international brands are fourth in a series of retail announcements for the $1.05 billion mixed-use project. Luxury brands Valentino and Chopard were announced last month, followed by contemporary brands Lululemon, Harmont & Blaine, Cole Haan, Illesteva and OndadeMar, and eateries Pubbelly Sushi, Pasión del Cielo, Quinto La Huella and Sugar. The next group of confirmed retail tenants will be announced in the fall.

Leading luxury retailer Saks Fifth Avenue has signed as Brickell City Centre’s anchor tenant and will occupy three floors of the shopping center with street-level access. Brickell City Centre’s two condominium towers, two Class A office buildings, including one almost entirely leased by international law firm, Akerman, and its EAST, Miami Hotel, will also act as anchors for the shopping center, along with a luxury dine-in theater Cinemex.

The condominium, office, and hotel component at Brickell City Centre are set for completion end of 2015.
